Ophir & Co was founded on a single conviction: the ground beneath the digital economy is becoming the most strategically important real estate in the country, and the real estate world has not caught up. Closing that gap takes two things in equal measure, the discipline to know what a site can actually deliver and the relationships to turn that site into a financed, build-ready project. Ophir was built to do both.
The firm brings together three builders who arrived at the same ground from very different directions: a systems engineer out of large-scale live production, a finance and energy operator, and a third-generation real estate developer. Between them sits decades of building things that have to work.
An introduction at the Super Bowl and a site in southern Pennsylvania, one with the rare combination of attributes a data center actually requires, brought the three of them together and put the thesis to the test.
Qualifying that site was long and demanding. Power, water, fiber, transmission, interconnection timelines: every layer had to be proven out, because the difference between a site that looks ready and a site that is ready is the whole business.
What they found was a new asset class. Land that was simply dirt ten years ago is becoming critical national infrastructure, and most of the market has not caught up. Ophir & Co exists to close that gap: to find infrastructure-rich land and stranded assets sitting at the edge of existing power and connectivity, prove what they can carry, and structure them into projects that creditworthy offtakers can build on.
Together, the partners maintain relationships across the full energy ecosystem: EPC firms specializing in utility-scale generation, developers working in natural gas, hydrogen, and carbon capture, senior power and data center executives, and the infrastructure investors and project finance professionals who fund what gets built. Across technical, financial, governmental, and operational lines, they bring the right stakeholders together and execute the complex projects others cannot.
That work is already pointed at the ground. Ophir is working to transform Western Kentucky's power and industrial capacity by 2030, with active site work underway across the country. Dirt becomes infrastructure only once. Ophir is built to be there when it does.

James Shearing has a talent for untangling complex problems and weaving together the connections others overlook into solutions that actually get built. He came up in the technology of large-scale stagecraft, engineering intricate systems under pressure where every detail mattered and deadlines were absolute. When the pandemic closed live entertainment, he carried that discipline into commercial real estate, and it proved to be exactly what powered land demands.
He identifies, structures, and advances sites suitable for large-scale power generation, data centers, AI infrastructure, and energy transition projects. He helped reposition Pennsylvania's Deerwood Technology Campus, where careful infrastructure analysis and sharp market positioning drove a substantial increase in asset value and institutional interest. What sets him apart is the ability to see how disparate pieces, power, land, capital, and execution, fit together, and then assemble them into a coherent project that moves forward. Sourcing and structuring is his edge: finding the sites others miss, coordinating utility and transmission access, and moving raw parcels toward build-ready.

Brad Love
Brad Love sits at the intersection of capital and power, the two things a powered-land project cannot move without. He leads financial strategy, capital formation, and operations for a specialized developer of behind-the-meter power plants purpose-built to support hyperscale data centers, building the financial architecture that determines whether a site can actually be energized on a buyer's timeline. His focus is the problem every data center developer is racing to solve: standing up reliable, on-site generation that removes the dependence on a constrained and slow-moving grid.
A founder and operator before he was a financier, Brad has built and scaled multiple companies, including residential and commercial solar platforms centered on energy security and a hedge against rising power costs, and he spent nearly a decade as a chief executive. That blend of entrepreneur, operator, and capital strategist lets him price a project, structure its economics, and carry it from concept to financed reality.

Jim Adams IV finds land with real infrastructure behind it and buildings the market has forgotten: natural gas, transmission, fiber, wind, water, and substation access. Then he builds the deal structure that connects that land and power to the right offtaker. A third-generation real estate developer, he co-founded InvestSmart in 2012 and closed more than 500 transactions across the region before turning to a new kind of ground: infrastructure-rich land positioned for power and data center development.
Through Ophir & Co, he sources and structures large-acreage, infrastructure-ready sites and the stranded assets sitting at the edge of existing power and connectivity. He is also the founder of the Powered Land Council, an invite-only network of the operators, developers, and energy innovators building this asset class. Through Elite Transition and the Athlete Dynasty ecosystem, he brings professional athletes and legacy-minded investors into these deals as co-GP partners, building ownership that creates legacy equity to outlast the career.
